Theory Design’s Senior Interior Designer Paula Myette is completing the interior for Seagate Development Group’s furnished Bal Harbour model that is under construction at Hill Tide Estates, a 9.98-acre gated enclave located on the southern tip of Boca Grande being developed by Seagate. A second Seagate model, the Beacon, is poised to begin construction and will also feature an interior by Theory Design. Seagate’s furnished Captiva model at Hill Tide Estates has sold. The model showcases an award-winning interior created by Theory Design’s Vice President of Design Ruta Menaghlazi. Theory Design was named recipient of a 2019 Aurora Award for the Captiva’s interior in the Best Interior Design of a Home Priced over $2 million category. The three-level Captiva model includes 4,865 square feet under air with 11,184 square feet under roof.
Priced at $7,250,000 furnished, the three-level Bal Harbour model includes 5,198 square feet under air on two living levels. A ground level foyer provides access to an elevator and a staircase that lead to the living levels. The first level will showcase a spacious great room, an island kitchen, dining area, study, and a second master suite. The entire living area, including the study and second master suite, open to a deck with a pool and spa, and to an outdoor living area with conversation and dining areas, an outdoor kitchen, and a pool bath. The second living level features a bonus room with a wet bar, the master suite, and two VIP guest suites. The bonus room, master suite, and one of the VIP guest suites open to a deck overlooking the Gulf.
The interior design for the Bal Harbour model will convey a relaxing coastal – rustic modern style. The “at the beach” motif will be established by the home’s white windows and trim, a striking standing seam metal roof, Hardy-Board siding, and white shutters and railings. Inside, linen, white, and soft grey wall tones will be contrasted by grey, navy blue, and pear green accents. The color palette will play against wire brushed white oak hardwood flooring and relaxed weathered finishes. The staircase will feature horizontal iron railings, white risers, and treads that match the oak hardwood flooring. Nickel gap and shiplap trim and strategically placed rustic wood beam ceiling details will be presented in select areas. The cabinetry in the kitchen and baths will be white wood in combination with leathered counter surfaces. The outdoor living area will provide a relaxing retreat, complete with an infinity edge pool with a spa and sun shelves.

Priced at $6,500,000 fully furnished, the three level Beacon model will feature 4,792 square feet under air on the two living levels and two garages and massive storage areas measuring 3,858 square feet on the ground level. The ground level includes a lower foyer with a staircase and an elevator leading to the living levels. The garages flank the Beacon’s front entry sequence that will feature a staircase, a front porch, and double-door access to an interior entry foyer. The entry foyer will lead to an open-concept great room with a wine bar featuring a sink and icemaker, a dining area, an island kitchen, and a powder bath. The living area will include pocketing sliders that open to a covered patio and the outdoor living area that features an outdoor kitchen with a gas grill, a sink, an undercounter refrigerator, and a gas fireplace. The outdoor space will also include conversation and dining areas, a spacious deck, a pool, a spa, and a pool bath. A staircase will lead from the pool deck to a beach patio on the garage level.
The Beacon model’s kitchen island will feature two dishwashers, a sink, and barstool seating. Tall cabinets will flank the perimeter’s counter surfaces on either side of a gas range that will include an exhaust hood. A 30-inch refrigerator and a 30-inch freezer are also included. A laundry/pantry space off the kitchen will feature a second refrigerator, a laundry tub, a washer and dryer, and extensive counter surfaces and storage cabinets.
The master suite will be located on the first living level. The bedroom’s sitting area will feature pocketing sliders that open to a covered patio. A hallway leading to the master bath will be flanked by walk-in closets and a morning bar. The master bath will include a double vanity, a separate make-up vanity, a free-standing tub, and a walk-in shower.
A flex room on the second living level will be outfitted as a game room or study. Three VIP guest suites with private baths will feature pocketing sliders that open to a covered deck and a sundeck. A second laundry room and a pair of linen closets will also be included upstairs.
The Beacon model’s exterior finishes will include pure white backgrounds with black Hardy Plank body trim, black shutters, black trim surrounding the windows, an attractive entry door with four windows flanked by vertical accent windows, and a garage door with Shaker style panels finished in black. The home will also feature a standing seam metal roof.
Theory Design is also creating the interiors for Seagate’s new furnished models at Esplanade Lake Club and Talis Park. Ruta Menaghlazi, Lead Designer Adriene Ged, and interior designer Cynde Thompson have completed the interiors for Seagate’s Genova and Monaco models at Esplanade Lake Club. The designers are also creating the interior for Seagate’s furnished Santorini model that will be completed this month at the gated 778-acre community being developed by Taylor Morrison.

iors for five Seagate models in the Isola Bella neighborhood at Talis Park. Isola Bella is an exclusive 4.5-acre enclave being developed by Seagate. Two of the models, the Sonoma and the Monterey, have been completed and sold. Three new models are under construction. Priced at $4,350,000 furnished, the two-story, 4,577 square feet under air Monterey II model will present a coastal modern interior design style with intentional industrial elements throughout the home. Priced at $4,650,000 with furnishings, the two-story 5,582 square feet under air Revana model will feature a clean-lined California Coastal Modern interior design style with a neutral color pallet, white oak wide plank flooring, and textural furnishings and design accessories. A new Sonoma model is also under construction.
