Theory Design is creating the interior design for Seagate Development Group’s furnished Olema model in the Isola Bella neighborhood at Talis Park. Isola Bella is an exclusive 4.5-acre enclave of the last single-family waterfront homesites in this luxury golf community. The Olema is reserved and breaking ground this month, while Seagate’s furnished Monterey II and Revana models – also with interiors by Theory Design – are sold and under construction. Additionally, Theory Design is creating the interior for Seagate’s Sonoma model – which is reserved and under construction. R.G. Designs is featuring architectural design in all four model homes.
The two-story Olema offers over 4,400 square feet of living space – including four bedrooms, four-and-two-half baths, a two-car garage and ample space for a golf cart. An urban retreat concept starts at the exterior – with white/charcoal pavers as well as a light gray and black color scheme throughout the body, trim and surrounding details of the home. A modern, warm and livable design is just beyond the entry doors. Walnut flooring with a wire-brushed texture is apparent in the main living areas, complementing Calcutta honed flooring in the master bath, Calcutta and Dolomite artisan stone tile in the powder bath, and fossil stone on the outdoor living sundeck.
Other distinctions range from walnut ceiling beams, walnut and ebony kitchen and bar cabinets to a black metal staircase railing. Homeowners will enjoy a vessel-style sink, a soaking tub and a showerhead in the master bath and a vessel-style sink in the powder bath, among other highly appealing plumbing features throughout the Olema. There will also be an under-mount bar sink in the outdoor living area and at the wet bar, along with a single-bowl sink in the island kitchen and a pedestal sink in the pool bath. Appliances include Sub-Zero, Asko, CVR and Wolf in the island kitchen as well as U-Line at the wet bar and the morning bar and Alfresco and U-Line in the outdoor living area.
The open-concept floor plan streamlines the room-to-room flow from the foyer to the great room to the kitchen and dining area and, finally, to the outdoor living area. Upstairs, the master bedroom will open to the second level of the outdoor living area, while the loft will connect adjacent spaces, such as a flex area/study and guest bedrooms and baths.

The two-story Sonoma offers over 4,000 square feet of living space. That accommodates four bedrooms, four-and-two-half baths, and a three-car garage, along with a casual California coastal concept. This is apparent in the home’s overall tone of spatial awareness and comfort, low-profile furniture, and layers of organic, natural cotton and textured fabrics.
The Sonoma model will feature an outdoor living area with gathering, lounging and waterfront views, along with a lower-area firepit. The first floor will include a great room with a vertical wood slat detail that runs up the media wall and across the ceiling. It is hand-stained and hand-cut to match the white oak floors throughout the home. The cantilever island kitchen offers expansive seating, white oak and black cabinetry, a walk-in pantry, black plumbing and black windows that are carried into other areas of the home. A powder bath, a VIP guest suite and a glass wall wine room complete the lower level of the Sonoma.
A staircase to the second floor is consistent with the linear features throughout the model. The master suite overlooks the water with a sitting area that opens to a sundeck. The marble clad master bath displays separate vanities, a soaking tub and a walk-in shower. Two additional guest suites, a loft with a morning bar and a flex space further reflect the clean and bright design of the Sonoma.
The Sonoma model is scheduled for completion in Fall 2022.
The Monterey II model offers over 4,500 square feet of living space over four bedrooms, four-and-three-half baths, and a three-car garage. It all starts with an entry courtyard, complete with a water feature and finishes that reflect the white/charcoal pavers in the driveway.
Inside, a coastal, modern interior design and intentional industrial elements are presented in an open-concept floor plan that starts at the entry foyer and makes its way into the great room. It includes a custom-designed wood trim feature wall and accompanying large wall with a similar presentation.
The great room is adjacent to a dining area for 10 people. It includes full access to a wet bar with cabinetry that mimics the European white oak wood flooring throughout the first floor. Both rooms lead to an outdoor living area, complete with a fireplace and a pool bath – which are below a dark-walnut-tone-stained cedar tongue in groove ceiling. The island kitchen debuts barstool seating, LED lighting, low cabinets and high windows for contrast. A powder bath completes the first living level.
The second floor accommodates a master suite with dual walk-in closets, an adjoining flex space, and a gorgeous view of a covered terrace and a pool/sundeck with black aluminum horizontal railings. The master bath features two water closets, two vanities, a freestanding tub and a walk-in shower – all of which complement two guest suites, a second powder bath and a morning bar.
The Monterey II model is scheduled for completion in Winter 2022.
The two-story Revana model offers over 5,500 square feet of living space – four bedrooms, four-and-three-half baths, and a two-car garage. With a California coastal, modern interior design, it opens to a two-story entry and grand foyers that lead to a wine room. The island kitchen, great room and dining area open to the outdoor living area as well as a dining area, an island kitchen, a pool bath, and a custom pool and spa. A powder bath and VIP master suite top off the first floor of the Revana.
Upstairs, a flex space in the rear of the home includes a wet bar and a powder bath as well as continues to the second half of the outdoor living area. The outdoor living area also features a sundeck off the master suite, which includes private water closets, dual vanities, a freestanding tub and a walk-in shower.
With a tone of livable luxury throughout the home, the Revana will encompass a neutral color palette via walnut wide plank flooring, textural furnishings and design acc
essories. A water feature at the pool brings this theme of luxury together.
The Revana model is scheduled for completion in Spring 2022.
Theory Design is currently designing interiors for Seagate’s furnished Bal Harbour, Beacon, Cape Romano and Sunny Isles models at Hill Tide Estates (Boca Grande) as well as custom homes in Isola Bella at Talis Park and Esplanade Lake Club.
