
Theory Design is creating the interior design for Seagate Development Group’s custom home in Esplanade Lake Club. Fort Myers’ newest resort-lifestyle, gated community by Taylor Morrison is east of I-75, just one minute from Gulf Coast Town Center and situated on a nearly 700-acre recreational lake. Theory Design completed the interiors of Seagate’s recently sold Monaco, Genova and Santorini models. Next month, it will create the design of another Seagate custom home in Esplanade Lake Club. R.G. Designs is featuring architectural design in all Esplanade model and custom homes.
The first custom home will present the 3,299-square-foot-under-air Monaco floor plan – but with three bedrooms, two-and-two-half baths, and a three-car garage (complete with custom-painted floors, lighting and a full air system) to meet the homeowner’s lifestyle. This home reflects dark, rich earth tones with a transitional flare, while the open floor plan takes full advantage of each view of sparkling Lake Como – ideal for sailing, fishing, windsurfing, kayaking, canoeing, bodyboarding, etc.
The entry foyer – which includes custom-painted porcelain tiles in a tribal pattern of earth tones – leads directly to the great room. This starts 10-inch-wide, medium-toned oak wood floors – carried throughout the living space and installed in unique layouts to define each area. A custom tray ceiling will have the same oak as the floors. There will also be a custom entertainment niche for a wall-mounted television and entertainment unit as well as a wall niche for custom artwork.
A custom kitchen is adjacent to the great room and has been extended to the dining area for further display and storage of keepsakes and treasured travel collections. Distinct features include clean-style, custom cabinets with a rich espresso wood finish, custom quartzite countertops and a full-height backsplash. A custom kitchen hood unveils an eight-inch trim band to match the finish of the oak floors. The wet bar even accommodates a built-in, pop-out-style coffee and espresso maker. All the plumbing fixtures are in a dark bronze finish, along with matching light fixtures and ceiling fans. The walls throughout the home are a rich taupe color, while the trim and doors are tinted a shade darker. There will be wood plantation shutters in the front of the home and automated solar shades across the large windows and slider in the back.
The outdoor living area – lined with natural stone pavers and earthy waterline tile – has a tongue-in-groove tray ceiling with wood-toned nickel gap, along with large bronze ceiling fans. A built-in, custom kitchen will be presented in a driftwood, weather-resistant finish and complemented by a grill and an outdoor beverage center. A custom storage cabinet in the pool bath incorporates modern mosaic stone.
The master bedroom – with large windows and French doors that lead to the outdoor living space – will debut a custom-built platform bed. The headboard is attached to the wall for dramatic impact, and additional storage can be found underneath. The tray ceiling contains dramatic wood beams that reflect the home’s oak floors. Meanwhile, the master walk-in closets are completely customized with built-ins and organizational systems. The master bath accommodates dual vanities as well as a large walk-in shower with safety rails and fold-down seats, a walk-in tub and custom wood plantation shutters. The powder bath off the main living area offers a custom cabinet, bronze sconces and fixtures, and a formal atmosphere. There are two VIP guest suites – with one being repurposed as a getaway den with access to the pool and the pool bath.
This custom home will be complete in August.
Theory Design’s Monaco model itself presents a coastal, modern interior concept with reverse soffit ceilings, natural oak floors and beach-style, clean-lined furniture. Meanwhile, the nearby Genova model reflects travel influences via tribal and ethnic fabrics; light-colored quartzite and marble countertops; warm, wood-toned cabinetry; and stone-like tile flooring. The island, modern Santorini model debuts fresh white and shades of blue; glazed- and terra-cotta-pottery-inspired accessories; airy, modern furnishings; white stone and porcelain tiles; modern-slab and spa-like cabinetry; and concrete-like quartzite, quartz and marble countertops.
All these designs complement an abundance of spectacular, hobby-filled amenities. These include an all-ages pool for swimming and vacation-inspired relaxation as well as an open-air, covered Bahama Bar & Grille that features classy, casual dining, with anything from burgers to seafood. Other resort-style amenities range from the Koquina Sand Spa for massage-style treatments and yoga to tennis, pickleball and bocce courts. A waterfront walking trail connects the entire community. The clubhouse – with a full-service catering kitchen – is ideal for meetings, socials, games and much more.
In addition to two custom homes and three furnished model homes at Esplanade Lake Club, Theory Design is completing the interiors for the furnished Revana, Monterey II, Sonoma and Olema model homes in the Isola Bella neighborhood at Talis Park (Naples) as well as the furnished Bal Harbour, Beacon, Sunny Isles and Cape Romano models at Hill Tide Estates (Boca Grande). Theory Design has also completed a $5-million-plus grand estate model at Quail West (Naples).
Its current projects span custom homes in Isola Bella at Talis Park; Fort Myers; Miromar Lakes, Florida as well as renovation designs from Sanibel to Old Naples. They include Talis Park, Bonita Bay and Shadow Wood.
One custom home in Talis Park will be 3,925 square feet under air over four bedrooms, four-and-three-half baths, and a three-car garage. The exterior is set to present a black, gray and white color scheme – specifically with iron double doors, black shutters and windows, and white and charcoal pavers, among other finishes. A feature pool with LED bubblers and stepping stones, along with plantings for textural contrast, completes the exterior.
Beyond the entry doors, one will find a grand foyer that leads to a great room. This is off an island kitchen with a wet bar; a dining area; and stainless-steel Sub-Zero, Asko, Miele and Wolf appliances. Other features include a wine room, a full pantry, a powder bath, a laundry room with a Whirpool refrigerator, and a VIP guest suite that completes the first living level. Light-wire-brush-style, European couture oak flooring and polished-chrome-finished hardware will be found throughout the home. Some of the home’s most distinct features include a future generator pad, a whole-house central vacuum system and a pot filler that will act as a waterspout for d
ogs. The two-level outdoor living area unveils a covered lanai, an infinity-edge pool, a water wall feature, a spa, a sun shelf, a pool terrace, a trough with an LED bubbler, and a pool bath as well as a lower terrace with a firepit. An outdoor kitchen with under-counter appliances finishes this space.
Upstairs are the remaining guest bedrooms and baths, a morning bar, a second laundry room, a master suite and a loft space that leads to a sundeck.
